Chula Vista Bayfront Development Reaches Major Milestone

CHULA VISTA, CA โ€” The long-awaited Chula Vista Bayfront development has reached a significant milestone with the completion of its first phase of infrastructure, marking a transformative moment for the South Bay community. The 535-acre master-planned development along San Diego Bay has officially opened its initial residential units and recreational facilities, bringing new life to the eastern shores of the bay.

Located between E Street and H Street along the bayfront, the development represents one of the largest waterfront projects in San Diego County. The first phase includes 300 residential units, a 4.5-mile bayfront promenade, and the newly constructed Chula Vista Marina, which can accommodate up to 600 boats.

"This is truly a historic day for Chula Vista," said Mayor John McCann during Tuesday's ribbon-cutting ceremony. "We've transformed what was once underutilized industrial land into a vibrant community space that will serve residents for generations to come. The bayfront development puts Chula Vista on the map as a premier waterfront destination."

The project, which broke ground in 2019, faced several delays due to environmental reviews and permitting challenges. Construction crews worked extensively to remediate soil and ensure compliance with California Coastal Commission requirements. The development also includes 40 acres of restored wetlands and native habitat areas.

New residents began moving into the bayfront condominiums and townhomes last month, with prices ranging from $800,000 to $2.5 million. The development features a mix of housing options, from affordable units to luxury waterfront properties with private boat slips.

Local business owners along Third Avenue and Broadway are already seeing increased foot traffic from the new residents. However, the influx of people has also brought some challenges for local law enforcement. Chula Vista Police Department reported a slight uptick in minor incidents related to parking disputes and noise complaints in the surrounding neighborhoods. The entire project is expected to be completed by 2027, ultimately housing approximately 1,200 residential units and creating an estimated 3,000 permanent jobs.

City officials estimate the development will generate $15 million annually in tax revenue once fully operational. The bayfront promenade is open to the public daily from sunrise to sunset, with free parking available along Marina Parkway.
